Where is Brisbane's industrial activity concentrated?
Brisbane City Council describes Australia TradeCoast, home to the Port of Brisbane and Brisbane Airport, as the city's global trade hub, and the South West Industrial Gateway as the largest of the city's industrial areas. Beyond the council boundary, Redbank in Ipswich hosts what the Queensland Government has called the largest and most advanced heavy vehicle manufacturing precinct in Australia. The corridor a business sits in is often the first clue to its customers and its risks.
The Port of Brisbane handled a record 1.62 million TEU in 2024-25 and describes itself as Queensland's largest multi-cargo port and the third largest container port in Australia. Importers and distributors near the port benefit from short haul distances, but their margins still follow freight rates and the dollar, so we read gross margin across several years rather than one. How do we value a supplier in the Ipswich defence corridor?
Rheinmetall's Military Vehicle Centre of Excellence at Redbank builds Boxer combat reconnaissance vehicles. In July 2023 the Queensland Government welcomed an agreement worth about $1 billion to supply more than 100 Boxers to Germany's armed forces, describing it as a pipeline of work for the many small and medium businesses that help build the vehicle.
For a machining, fabrication or electronics business in that supply chain, the questions are specific. How much revenue comes through one prime? Is the work under a long-term subcontract or a run of purchase orders? What happens when the current production run ends, and is a follow-on program in sight? Defence work also needs security arrangements, quality systems and export control compliance that take years to build. Serving mines and refineries from a Brisbane base
Some Brisbane engineering and industrial services firms earn most of their money far from the city, on Central Queensland mine sites, or close to home at the Lytton refinery, which Ampol operates as one of two oil refineries remaining in Australia and the only one in Queensland.
Two adjustments matter most. First, shutdown and turnaround work at a single large plant is lumpy: a year with a major turnaround can look far better than the years either side of it, so we average across the cycle rather than capitalising the peak. Second, mine-site revenue follows commodity prices and each operator's spending plans, so a contractor with one coal customer is valued differently from one working across coal, gas and metals. Will the 2032 Games lift industrial values?
The International Olympic Committee elected Brisbane to host the 2032 Olympic and Paralympic Games on 21 July 2021. Fabricators, building product manufacturers and equipment hire businesses may win venue and transport work in the years before the Games.
That work is real, but it is project revenue with an end date. A business whose recent growth comes from a few Games-related contracts is valued on what it can sustain after 2032, with the project earnings treated as a finite stream rather than capitalised as if they would continue. Buyers make the same adjustment, so it is better to see it in the valuation than at the negotiating table.
